I. Parkshare Terms and Conditions

These Terms and Conditions (“T&C”) govern the participation and use of the Parkshare program (“Program”) within [Condominium Name], administered by the Property Management Office (“PMO”). By registering as a Parking Slot Owner, Renter, or User of Parkshare, you agree to comply with these T&C.

II. Definitions

  • Condo Corp.-Managed Parking Slot - Parking slots owned by the Condominium Corporation or the Developer that are managed and leased out by the PMO through the Parkshare system.
  • Developer - Managed Parking Slot - Unsold parking slots still owned by the Developer, not yet turned over to the Condominium Corporation or PMO. These may be listed for temporary rental or reserved purposes, subject to Developer approval.
  • Digital Parking Barrier - An electronic gate or device installed at a parking slot that controls vehicle access, allowing only registered renters or visitors to enter or exit using a remote, ensuring proper monitoring and preventing unauthorized use.
  • Parkshare – The program initiative for temporary rental of parking slots.
  • Parking Slot Owner – A registered unit owner or resident who owns a parking slot and makes it available for rent under Parkshare.
  • Parking Slot Owner - Managed Parking Slot - A private parking slot owned by a resident or tenant and made available for rent through Parkshare.
  • PMO – The Property Management Office, which manages the Parkshare Program.
  • Proof of Payment – The official receipt or digital payment confirmation uploaded by the renter as evidence of completed parking payment.
  • Renter – A registered resident or approved visitor who books and uses a parking slot under Parkshare.

III. Eligibility

  • Only registered Parking Slot owners, and approved visitors or guests for viewing (such as those conducting ocular inspections or prospective buyers) may participate in Parkshare.
  • Slot Owners must be verified and approved by PMO.
  • Note: If a Tenant registers, a Letter of Authorization from the Unit Owner and an updated Contract of Lease must be submitted via email to PMO for approval, especially if the Unit Owner does not have access to the app.
  • Renters must register their vehicle information and contact details with Parkshare system and verified by PMO.
  • All parking transactions and payments must be accurately recorded and reflected in the Parkshare system for proper monitoring and auditing. Please take note that when the Parkshare system is down, the following procedures apply:
    Condo Corp. / Developer-Managed Slots: Security Guard accepts payments directly, issues a Transaction Slip and records the transaction for proper monitoring.
    Parking Slot Owner-Managed Slots: Security Guard temporarily receives payments on behalf of the owner, issues a Transaction Slip, and PMO coordinates with the parking slot owner to remit, confirm, and record the payment.
    Note: For Condo-Corp. and Developer-managed parking slots, if a visitor payment is found fraudulent, the approving Unit Owner/Tenant will be held liable, and the corresponding charge will be billed to their account.
    Note: For Condo Corp. and Developer-managed parking slots, payment may be waived only for guests of management by the PMO AO/PM, under the following conditions:
    1. Guests endorsed by VIPs, ManCom, or Management
    2. Confirmed sales prospects or potential buyers
    3. Employees of DMCI Homes and its subsidiaries
    4. Service provider partners (SP Partners)
    5. Accredited suppliers for PMO-organized events, and;
    6. Emergency repair vehicles

IV. Booking and Use

  • All reservations must be made through the official Parkshare (DMCI Communities app).
    Note: For walk-in or no app booking visitors, the Security Guard advises them to register via the DMCI Communities Public Portal and temporarily park at the designated side area while waiting for the resident’s approval
  • Reservations are on a first-come, first-served basis.
  • A 15-minute grace period is allowed after the reserved parking time for the renter to complete the payment. Renters must proceed to the designated waiting area to pay (if needed). Failure to pay within this grace period may incur penalties subject to approval, and the renter must vacate the parking slot immediately after the reserved time.
  • Renters must park only in the assigned slot and within the approved duration.
  • Overstaying beyond reserved hours may result in penalties at the renter’s expense.
  • In cases where a renter or visitor opts to transfer to a different parking slot, the original slot must first be confirmed as fully paid. The new slot will be treated as a separate transaction and charged at the standard flat rate.
  • To receive the digital barrier remote and the parking layout guide, renters must leave a valid government-issued ID with the Security Guard. The ID will be returned at the end of the parking session. In case of loss or damage to the remote, a penalty will be imposed based on the assessed cost.

Account Deactivation and Reactivation

  • Unsubscription by Parking Slot Owner
    Parking Slot Owners who wish to unsubscribe from the Parkshare Program must notify the Administration Office (AO) via email, stating the reason for account deactivation. Upon receipt, the AO will deactivate the account by selecting “Suspend” in the system and record the reason for suspension. The Parking Slot Owner will receive an automatic notification once the account is deactivated.
  • Tenant Lease Expiration
    For Tenants whose lease contract has ended, the AO will deactivate the Parkshare account accordingly.
  • Reactivation Requests
    For Tenants: Reactivation will only be processed upon submission and verification of an updated and valid Contract of Lease.
    For Parking Slot Owners: Reactivation requests must be sent via email to the AO. The AO will process the reactivation in the system.
  • Subscription Validity
    The Parkshare subscription is valid for one (1) year. If reactivation is requested after the subscription period has expired, the Parking Slot Owner must pay a new subscription fee based on the approved rates.

V. Fees and Payments

  • Rental rates are set by the PMO with approval from the BOT.
  • Annual Subscription fee for Parking Slot Owner (Unit Owner / Tenant)
    Note: The subscription fee is free for the first three (3) months while the Parkshare Program is in its testing phase. After the test period, the final subscription fee will be set (subject to Board approval) and will only be charged once approved.
  • For PMO-Owned Slots, 100% of rental revenue goes to the condominium/PMO.
  • All payments must be made via approved payment channels (e.g Paymaya, Gcash, QR Ph).
  • Failure to pay on time may result in the suspension of Parkshare privileges.

VI. Rights and Responsibilities

1. Parking Slot Owner

  • Must ensure slots are available, and accessible during a reserved period.
  • May not use slot once it is confirmed as reserved by another party.
  • Authorizes PMO to manage bookings through ParkShare system (DMCI Communities app).
  • Parking Slot Owners participating in the Parkshare Program are required to pay an annual registration subscription fee. This fee covers the provision of a digital parking barrier and a parking map layout guide with reminders.
    If a Parking Slot Owner already has an existing digital parking barrier, the subscription fee will be adjusted to exclude the cost of the barrier package. Upon payment, the Parking Slot Owner must email proof of payment to the Property Management Office (PMO).
    Note: The subscription fee will be waived for the first three (3) months during the Parkshare Program’s testing phase. After this period, the final subscription fee will be determined (subject to Board approval) and will only be charged once officially approved.
  • Parking slot owners who rent out their slots must hand over the remote to the Security Guard so it can be issued to the renter. Replacement or loss of the remote control will be subject to the standard charge fee (as approved by BOT) to the renter/visitor, however, if the Security Guard loses the remote, the Security Guard will be held liable.
  • Parking slot owners leasing their spaces through the Parkshare Program must be BIR-registered and are responsible for issuing official receipts, as well as filing and paying all applicable taxes.
    Note: handwritten notes, acknowledgment receipts, or digital confirmations (e.g., screenshots) are not recognized as official receipts under BIR regulations.
  • Any concerns related to Parkshare must be reported to the PMO hotline; if unresolved, the PMO should escalate the issue to the corresponding teams such as DPMC Systems, Finance, or other relevant departments depending on the context for proper resolution.

2. Renter

  • Must use slot responsibly and vacate on time.
  • Must comply with traffic, safety, and parking rules of the condominium.
  • Shall be held liable for any damage caused to the parking slot or related facilities and may be subject to applicable charges.
  • Any concerns related to Parkshare must be reported to the PMO hotline; if unresolved, the PMO should escalate the issue to the corresponding teams such as DPMC Systems, Finance, or other relevant departments depending on the context for proper resolution.

3. PMO/ Condo Corp

  • Acts as administrator of the Program.
  • Manage registration, booking, payments (for condo corp.-managed parking slots), and monitoring.
  • Has the right to suspend or revoke participation privileges for violations.
  • The Property Management Office (PMO) reserves the right to impose penalties on individuals who violate the Parkshare guidelines.
  • May update Condo Corp-managed slots at any time if sold.
  • Parking Slot rental cancellations may be made at any time, provided that parking slots are available.

VII. Liability and Indemnity

  • The PMO shall not be liable for loss, theft, or damage to vehicles or personal belongings inside the parking premises.
  • Participants agree to indemnify and hold harmless the PMO, Condominium Board, and Slot Owners against claims arising from misuse of the Program.
  • Insurance coverage, if any, is the sole responsibility of the vehicle owner.

VIII. Enforcement and Penalties

  • The renter is responsible for complying with the House Rules and Regulations of the property. Acts that may lead to a violation include, but are not limited to, the following:
    • Unauthorized subleasing of slots outside the Parkshare system.
    • Parking in slots not assigned to the renter.
    • Fraudulent use of access passes or QR codes.
    • Tampering with parking facilities or security systems.
  • Unauthorized parking or overstaying may result in penalties at the renter’s expense. (please see DPMC-2.1B Penalty Matrix)

Note: For Condo Corp.-managed slots, guest shall be banned from the property, and the applicable fee shall be charged to the UO or Tenant who endorsed the guest.

  • Violations of these T&C may result in fines, suspension of Parkshare privileges, and/or legal action as applicable.

IX. Amendments

  • The PMO reserves the right to amend these Terms and Conditions with prior notice and approval from the BOT.
  • Continued use of Parkshare after amendments constitutes acceptance of the revised T&C.
